Nexton Town Center is a 97 acre mixed use development in the heart of the larger Nexton master planned community in close proximity to the full interchanges of US17A and Nexton Parkway off of I-26. The site is bound by Sigma Drive to the west and Brighton Park Blvd to the east. The overall Nexton development consists of 4,000 acres of land which will encompass approximately 7,500 homes (24,000 residents) when complete. The nearby area also boasts the Carnes Crossroads development which will be home to approximately 15,000 individuals and the ever expanding Cane Bay development which will have an estimated 25,000 residents when completed.
Access to the site will be excellent with lighted intersections at the end of both Sigma Drive and Brighton Park Blvd. 2016 demographics indicate there are nearly 250,000 individuals living within a 20 minute of commute of the development making an average of $63,000 per household. A ten minute drive time will get most commuters from Cane Bay to the site once Nexton Parkway is finished and connected to Hwy 52. Most commuters from Moncks Corner and North Charleston can reach the site within 20 minutes.
There will be two office options within Nexton Town Center. The first is 60,983 square feet of second floor office located in the heart of the Town Center. The office above retail will be located very near many of the restaurants, retailers and the movie theater. Office workers will be able to park close to the building in the developments surface parking lots or the nearby parking deck as needed. The second option is a four story free-standing office building with 95,440 square feet of Class A office space. The free standing building will be located next to a parking deck and surface lots will also be all in close vicinity. Construction will commence in the fall of 2017 with delivery of the buildings in the Spring of 2019.

A $40.00 psf allowance for interior construction will be provided by the landlord.
