Overview / Comments

19th Street is a five acre mixed use development located at the entry way of the Port redevelopment. The 19th Street PUD allows 82 residential units and a variety of commercial uses (current traffic counts are +/- 24000 cars per day). The flexibility of the PUD allows both the commercial or residential uses to be accommodated on the property, depending upon market conditions. The development is in flood zone C, which will not be as dramatically affected by new FEMA rules concerning insurance. The development has all utilities on site (electric, water, and sewer with capacity). All preliminary engineering has been done (storm water, tree survey etc.)There have been two townhome units that were built with sustainability in mind.

Truly sustainable townhome units of approximately 3000 square feet per unit have been built using ICF walls (R50), geothermal heat and air, LED lighting, and wired for solar. The units will have an estimated power bills of
less than $50.00 without solar and no power bill with solar. The units also have impact windows for hurricanes and are in flood Zone C, which would not be affected by new FEMA rules concerning insurance.

* Port Royal created a tax increment financing district to assist in the installation and construction of significant public infrastructure related to the port redevelopment, including roads, sidewalks, parks, and water and sewer. The TIF was created to help offset development costs created by the public infrastructure requirements. The first phase of the TIF includes a total of $3,400,000 in projects, with the potential of up to $15,000,000 through the additional phases.
